How this calculator works
Interest-only income = note amount × note rate ÷ 12.
Amortized income = the standard monthly payment for the note amount, rate and term, which includes principal.
Servicing fee = note amount × annual fee % ÷ 12, if your servicer charges one.
Net yield = note rate − servicing fee %.
Total net interest = interest received over the term − servicing fees.

What is a trust deed investment?
You fund all or part of a loan to a real estate borrower, and the loan is secured by a deed of trust recorded against the property. You earn the interest the borrower pays, and the property serves as collateral if the borrower defaults.
How much does a $250,000 trust deed pay per month?
At a 10% interest-only rate with no servicing fee, $250,000 pays about $2,083 per month, or $25,000 over a 12-month term, with the principal returned at maturity. Actual rates depend on each loan.
What are the risks?
Trust deed investing involves risk, including possible loss of principal. Returns are not guaranteed and depend on the borrower's performance, the property's value, and the loan-to-value at funding. Review each loan's disclosures before investing.
Who collects the payments?
